Why Mold Shows Up in a Sale
A home inspection can reveal stains, a musty smell or visible growth in a closet, bathroom or basement. Some lenders will not fund a loan until the problem is addressed. Sellers then need a documented fix on a deadline, and buyers need to know what was done.
Callers tell us this directly, and the question is nearly always the same: what does the lender need to see? We cannot promise what a lender accepts, so ask the lender and the agent in writing.

The Sequence That Usually Holds Up
Find the moisture
The leak or humidity source is fixed first.
Remediate
A crew contains, removes and cleans to the S520 standard.
Dry and inspect
Moisture readings and a visual check confirm the area is dry.
Clearance
An independent party tests or inspects and writes a report.
The party that does the clearance should not be the party that did the cleanup. Independent means no stake in the result. Our mold remediation page describes the work that comes before clearance.
What Clearance Can and Cannot Show
| Question | What clearance can say |
|---|---|
| Is the visible growth gone? | Yes, from a visual inspection |
| Are air or surface readings acceptable? | It compares samples to a baseline or outdoor air, depending on the protocol |
| Is the cause fixed? | Only if the inspector checks moisture |
| Will a lender accept it? | We cannot say, so ask the lender |
| Will mold never return? | No one can promise that |
Protocols differ, so ask the tester what is measured.
How Sellers and Buyers Can Handle It
- Get the inspection report and note exactly what was found and where
- Fix the water source before anything else
- Keep every document: scope of work, photos, readings and clearance report
- Ask the lender in writing what it needs
- Give the buyer copies at closing if the sale allows it
If the area is still wet, begin with water mitigation, since drying comes before clearance.
Lehi Homes by the Numbers
The Census Bureau reports a median owner-occupied home value of $612,100 in Lehi for 2020 through 2024, and 75.2 percent of homes are owner-occupied. At those values a lender will look closely at any open condition.
Ask whether your state licenses mold work. The Utah Division of Professional Licensing pages we reviewed do not state one either way, so ask the company about its process instead.

Who Tests, and Why They Should Be Separate From the Remediator
The company that cleans mold should not be the only one to say the job is done. An independent tester has no stake in the cleanup result, so the report carries more weight with buyers and lenders. Ask for the lab report, the sample locations and the date.
This also protects the seller. If a buyer questions the work later, a separate written result is easier to defend than a statement from the same company that did the cleanup.
What a Clearance Report Usually Contains
- The date and the address of the testing
- A description of the areas inspected and the moisture readings
- Where samples were taken and how many
- Lab results compared with an outdoor sample
- Notes on visible growth, odors or remaining moisture
A report is a snapshot of one day. It does not promise the future, and a new leak can start a new problem.
Disclosure and the Paperwork Trail
Sellers often have disclosure duties about known problems. We are not lawyers, and the rules depend on your contract and situation, so ask your real estate agent or attorney what applies. Keep the invoice, the scope of work, the moisture log and the clearance report in one folder.
A tidy file answers most buyer questions before they are asked. It also shows that the water source was found and fixed, which matters as much as the cleaning.
Timing the Work Around a Closing Date
Remediation, drying, repairs and clearance take time, and each step has to finish before the next can start. Starting early leaves room for a failed first clearance. If a deadline is close, ask the crew which steps can overlap and which cannot.
If clearance fails, the usual next step is to find what was missed, such as hidden moisture, and treat it before testing again.
See our mold remediation page and water damage repair page for how these jobs run. Homes for sale in Saratoga Springs and Draper follow the same sequence.
If You Are the Buyer
A buyer who sees staining or smells mustiness during a showing can ask for an inspection. Ask the seller for records of any past leaks and repairs. Make sure the inspection contingency in your contract gives you time to act.
A moisture reading and a clear explanation of the source tell you far more than a color on a wall.
Keeping the Records Together
Put the scope, photos, invoices, moisture logs and clearance report in one folder, paper or digital. Date everything and label it by room. When a buyer's agent asks questions, you can answer from the folder.
A tidy record shortens the back and forth and keeps the sale moving.
Ask the tester how outdoor comparison samples are used and what the report will say if results are close. A clear explanation up front avoids confusion later.
Plan for questions from the buyer's lender or inspector as well.
Cost Factors and Insurance
The price of remediation depends on the area, containment, materials, drying days and rebuild scope. Testing is priced separately by the tester. We explain scope and price before work starts.
Insurance may respond to mold after a sudden, covered loss, and it often does not respond to long-term moisture. Ask your insurer.

Common Questions
A party independent of the remediation company. Ask for credentials and the protocol.
We cannot say. Ask the lender what it requires in writing.
We did not find a Lehi city page that states one. Ask your agent or attorney about state rules.
Sampling is usually quick, and reports follow after laboratory work. Ask the tester.
