Shower Leak Water Damage Repair in Lehi, UT: Homeowner Guide

A shower leak damages more than the bathroom. Water that gets past grout, a cracked pan or a failed valve seal runs into the subfloor and wall cavity, and it can stain the ceiling of the room below. The repair is a sequence: find the leak, dry the structure, replace what is soaked, then rebuild the shower. This guide covers that sequence for Lehi homes.

Where Shower Leaks Actually Start

Most shower leaks start in one of five places. Grout and caulk fail first, and they are the easy fix. A cracked or poorly sloped shower pan fails next, and a failed valve or supply connection behind the wall is the hardest to see.

A drain that is not sealed to the pan leaks every time the shower runs. A glass door that sprays outside the curb can slowly wet the floor. The location of the stain on the ceiling below often points to the source.

Signs the Leak Reached the Structure

Check for these around a shower

  • Soft or spongy floor outside the shower curb
  • Tile that sounds hollow or has loosened grout lines
  • A brown stain or bubbling paint on the ceiling below
  • A musty smell in the bathroom or the adjacent closet
  • Baseboards that swell or separate from the wall
  • Water that appears after a shower and not after a sink run

One sign alone is a flag. Two or more mean you should have moisture checked before any tile work, because hidden water keeps feeding mold. Our mold remediation page explains what happens if growth is already there.

The Repair Sequence

1

Locate the source

A plumber or a flood test of the pan finds the failure.

2

Dry the structure

Moisture meters map the wall, subfloor and ceiling, and drying equipment runs.

3

Remove wet materials

Cement board, drywall and insulation that cannot dry are cut out.

4

Rebuild

A new waterproof membrane, tile, grout and sealant go in, and a flood test confirms the pan.

Skipping step two is the usual mistake. Tile over a wet wall hides a problem that surfaces months later.

Repair or Replace the Shower?

How scope usually grows
FindingTypical scope
Failed caulk or grout onlyRemove and replace sealant, reseal grout
Cracked pan with a dry subfloorReplace the pan or liner, retile
Wet subfloor or ceiling belowDry first, cut out wet materials, rebuild the shower and ceiling
Mold found behind the wallContain and remove, then dry and rebuild

What the Ceiling Below Needs

A ceiling stain is the second repair on a shower leak. The drywall under a leak holds water, and the insulation above it holds water too. Cutting out the wet board and insulation, drying the joists and installing new board is the usual path.

See water damage repair for how a ceiling is rebuilt and textured to match.

A Lehi Note on Fixtures and Water Supply

Lehi City's Water Department manages culinary water, so the supply to your shower comes from a city system even if the leak is behind your own wall. If you cannot find the shutoff to a bathroom, the main valve at the house or the meter can stop the supply.

Newer Lehi homes near Traverse Mountain and older ones near Main Street have different plumbing. Ask a plumber what your lines are made of before you open a wall.

Testing a Shower Before You Tear It Out

A pan test finds a failed shower base without guesswork. A plumber plugs the drain, fills the pan to the threshold and marks the water line. If the line drops over several hours, the base or its drain connection is leaking.

A spray test works differently. Someone sprays the walls and glass for 15 to 30 minutes while someone else watches the ceiling and walls below. Different tests find different leaks, so a plumber may run both.

Grout, Caulk and Tile: What Fails First

Grout is porous and cracks over time, and caulk at corners shrinks and pulls away. Both are cheap to renew and are the most common source of a slow shower leak. Water behind the tile then reaches the backer board and framing.

Cement board handles moisture better than paper-faced drywall, but it is not waterproof by itself. A membrane behind the tile does the waterproofing, which is why a failed membrane means tile removal, not just new caulk.

A Quick Look at Your Own Shower

  • Press gently on tiles near the base and listen for hollow or loose spots
  • Look for dark or crumbling grout lines, especially in the bottom row
  • Check the caulk where the tub or base meets the wall
  • Look at the wall or ceiling on the other side of the shower for stains
  • Note any musty smell that stays after the bathroom has aired out

Who Does What on a Shower Repair

A plumber fixes the drain, valve and supply lines. A tile setter rebuilds the wall and waterproofing. A restoration crew dries the framing and cavities that got wet, and it documents moisture readings so the rebuild starts on dry wood.

Pulling these together is easier when one person writes the scope. Ask each trade what they need to start and what they will hand over when they finish.

If your shower leak has already stained the ceiling below, see water damage repair for the full rebuild order. A leak that has been running for weeks may also call for a mold check, which we explain on the mold remediation page.

Questions to Ask a Contractor

  • Will you test the shower for leaks before closing the wall?
  • What waterproofing system goes behind the tile?
  • How will you dry or replace the framing that got wet?
  • Who handles the ceiling or room below if it was damaged?
  • What written warranty or workmanship statement comes with the job?

Ask for answers in writing. A clear scope prevents surprises on the day the wall is open.

Common Questions

A soft floor near the curb, a ceiling stain below and a musty smell are the usual signs. A moisture meter confirms it.

If the leak is only at the caulk and the wall behind is dry, yes. If you are not sure, check moisture before sealing.

Sudden and accidental damage is often covered, and a slow leak often is not. Ask your insurer.
